Eagle Bay — home automation

This Eagle Bay house is an architecturally designed new build on a previously undeveloped site. Unified Solutions South West worked with the architect and builder to deliver the electrical, lighting, security and communications package, completed in 2022.

The brief was a full residential fit-out to the architectural lighting design, with CCTV, a complete alarm system and Wi-Fi throughout. Lighting was specified as an architectural scheme rather than custom fabrication. The house also required electrical fit-off for a compact passenger lift between floors.

Works included power and lighting to the dwelling, architectural lighting, CCTV, alarm, Wi-Fi and lift services. Outside, mains supply and garden lighting were trenched across the front of the site. Because the block was undeveloped, the excavation could proceed without existing services in the ground.

The difficult ground set the pace of the external works. Eagle Bay rock meant the mains and garden lighting routes could not be opened by hand and required large plant to cut and backfill the trenches. At handover, a commissioning package was issued for the electrical, CCTV and security systems. Time was also spent with the owners on the switching: the architectural layout used paired switch plates throughout, so each circuit was identified and labelled before the house was left in their hands.
